rear bearing seal cactus, maybe

I'm riding a '78 P150X, my second, and it's been a fun on-off restoration over the space of 5 years. Now, the rear brake pads feel slippery and the pedal is going all the way down to the floorboards .... which leads me to suspect gearbox oil seeping in through the axle seal. Would that be a fair guess? The fact that the drive side hub is getting 'tacky' tells me that's the case. We're short of mechanics who'd know how to help in this neck of the woods tho' I'd like to have a go at fixing it myself. So, what do I need to do, assuming it's a fairly common owner problem?
